Making a Checklist to Shop for a New Home – Some Factors to Consider

Some people who are looking for a new home may forget there are some very important factors to consider when buying a new home. The last thing you want to do is buy a home that in six months will leave you unhappy with the situation you got yourself in. Buying a home is a huge responsibility and a very big investment. • If you have kids, always make sure you are in a zone that has desirable schools.
• Make sure there are plenty of roads leading to major highways and places like hospitals, schools, and your place of work.
• Make sure that your home has adequate space in the bedrooms. It’s one thing to have small living rooms or kitchens, but a bedroom is where you sleep and sleeping in confined places often leaves you feeling claustrophobic.
• While you’re at it, take a look at the closets.  Buying a home that has too little closet space will be a setup for attracting clutter. 
• Make sure the home you’re buying has plenty of installation (this includes things like caulking around windows and weather stripping) in its construction. This will help you save money when it comes to paying the utilities.
• Look under the cabinets and in the basement for any possible water damage.
• Check the attic for any signs of water damage or possible problems with the roof.  New roofs cost a lot and the last thing you want is leaks that will ruin everything.
• Termites and critters can be a huge problem in some areas. Even fleas can infest your home if they find a way in through the floor or walls.  Exterminators are costly and getting bitten is even worse. It’s best to check ahead of time to avoid future problems.
• Walk through the home and check all the locks and doorknobs to make sure they are working properly.
• Try to get a home with hardwood flooring or ceramic tiling. Having wall-to-wall carpet is not only impossible to keep clean, but also has a tendency to collect things like bugs, dirt, dust and soot from feet.
• Make sure the home you are buying provides plenty of sunlight. One of the worst things you can do is buy a home that makes you feel like you’re in a dungeon.
• Look at the baseboards and trim in the home and check for damage or spotty replacement work.
• If you live I in a Northern state, look for homes with woodstoves or fireplaces. Or consider a gas fireplace. Paying for electric heat for a home that has oil heat can be very costly in the wintertime.
• Check all the appliances and see if they are name brand or generic and make sure they all work.
• Look for a home with a garage; having shelter for your car will keep costs down for car repairs.
