Builder/Superintendent


EDUCATION / EXPERIENCE: Bachelor Degree Required

ROLE: To build homes according to Mercedes Homes’ high standards. The Builder coordinates all phases of construction including scheduling of the trade contractors, inspection of their work, quality assurance, and budget management. Maintains excellent customer relations.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:

  1. Construction Management
    1. Monitor and schedule the construction of each job assigned. Take necessary steps to insure the job is built on time, 100% complete, with a satisfied customer.
    2. Review the entire start package and related documents in the weekly production meeting, making sure the package is complete and detailed enough to construct the home.
    3. Train an Assistant Builder as requested.
    4. Insure that all phases of construction pass all local building codes.
  2. Customer Relations
    1. Contact and meet the customer at the lot walk stage, establishing relationship from the start. Review house and all options to insure all items are on the blue prints.
    2. Meet the customer at frame walk and review the construction progress.
    3. Communicate with each customer at least once a week.
    4. Introduce the Quality Assurance Manager to the customer at the New Home Orientation.
  3. Quality Control
    1. Check each job site/phase as required.
    2. Perform quality inspections at key phases, such as (but not limited to):
      1. Proper elevation of the slab
      2. Confirm that slab, block, framing, drywall and painting matches blueprints and work meets phase specifications and local building codes.
    3. Insure job site cleanliness inside and outside at all times.
    4. Deliver a 100% complete homes to the Quality Assurance Manager on schedule.
  4. Scheduling
    1. Maintain a weekly construction schedule utilizing an in-house software system to inform all trade contractors and suppliers about upcoming work.
    2. Schedule government inspections as needed in the local building jurisdiction.
    3. Meet divisional established build time.
  5. Cost Control
    1. Approve payment for work only after 100% completed by trade contractors.
    2. Update take offs in weekly construction/production meetings.
    3. Notify the VP of Construction of unscheduled work requirements as they arise.
    4. Find/sign new trade contractors as needed.
  6. Subdivision Maintenance

TRAINING:

On the Job training,
In-house training - includes seminars, 2-day builder’s college, etc.
Build IQ – includes topics: construction process, customer expectations, safety, foundations, framing, water management, and mold assessment.
Disney training - includes service, leadership, inspiration and creativity
